23 multi-family properties, 1,000 bedrooms, 35 years experience, 1 goal: provide our tenants with a place they feel safe, valued, and proud to call home. Our tenant's experience had never been better, but internally we knew our processes needed to adapt to embrace new efficiencies.
In 2012, The Winkler Organization was entering its third decade of building, development and growth. In the midst of this expansion phase was the ever increasing pressure on the leasing and management teams. Busy 'turnover season' quickly became a year-round process of application submissions, lease signatures and renewals, and unit assignments — all of which were executed through a very manual, 'analog' process.

Later that same year, we introduced a new website that facilitated our entire leasing process, online. Applications were easier to capture and organize, leases were signed and notarized more quickly, and tenant occupancy reached 100% months earlier than previous years. The management team, lead by Scott Cook, has continued to iterate the entire leasing process in the decade since. The results have been incredible as each facet of property management has undergone operational efficiencies and automations. Most importantly, our tenants have also felt these improvements in each category of their experience.
Winkler Organization has seen 100% occupancy for the last decade as applicant demand and tenant satisfaction have continued to climb.
We're local to Boone for seven generations, we run a family business. After nearly four decades, our commercial commitment remains the same: build the highest quality student housing and provide our commercial tenants with unparalleled service.
